We have worked in partnership with the London Borough of Hounslow, and originally it’s arms-length management organisation Hounslow Homes since 2009, on the ongoing regeneration of the council’s housing stock.
We have delivered works to multiple sites, large and small; often simultaneously. These include various works to c.500 units.
Our works have involved the demolition of dilapidated properties and their replacement with a mix of new rented, low cost home ownership and private homes. Our proposals have made maximum use of the overall land area whilst retaining local open spaces to retain local amenities.
On the first phase, Beavers Lane, we agreed the design brief with Hounslow Council to include Lifetime Homes for all the dwellings. In addition to this, 10% were designed as fully wheelchair accessible. The aesthetic design of the redevelopment was treated as ‘tenure blind’ so that all the dwellings had the same characteristics to give a truly inclusive feel.
The Borough had faced a funding shortage before our works started. These were to provide 190 new homes – half of them for affordable housing. We proposed to invest in the scheme and form a Joint Venture company with London Borough of Hounslow/Hounslow Homes to share the risk and reward of the private housing.
This innovative partnership progressed quickly and successfully. The JV enabled the replacement social rented homes to be fully financed by cross-subsidy. This type of scheme, new to the borough, was then approved as part of a Government pilot to allow ALMO’s to own assets.
Overall the scheme has been very successful for all parties. Since the first phase of works at Hounslow, we have been awarded numerous other phases, including our current works on site, delivering 173 affordable homes across six sites.
