The Fold comprises of both office and retail space on the ground floor and a roof-top garden with 98 flats spanning across the nine floors. The development situated adjacent to Sidcup railway station hosts 69 private apartments and 29 affordable apartments managed by Gallions Housing Association.

Challenges

The site and shape of the building posed contextual challenges because there were demands for a building with no back, meaning the building would be public facing from every angle. Through using a curved folding face, the architect gave the building a continuous identity.

Benefits

The building’s efficient use of space has been designed to remain sustainable, with whole house ventilation, heat recovery systems and a central plant room containing condensing gas boilers to offset 20% of the site wide carbon emissions. The project also provided investment into the community by offering apprenticeships and trainees, as well as offering local subcontractors assistance with qualifications for supply chain.
