Putting safety first

The Building Safety Act 2022 was introduced in response to the failures in building safety that led to the Grenfell Tower Fire, and is the most significant change in building regulations for a generation.

The Act introduced a new and modernised regime, providing the house building industry with a clear, proportionate framework to deliver safer, higher-quality homes, so that those who live in them feel safe – and most importantly, are safe.

Three step gateway process

Building safety projects are not straightforward construction projects. Adhering to high levels of quality and compliance is key in an environment of ever-changing building regulations, from planning to design and construction.

Using our in-house expertise and extensive supply chain, we manage the detailed three step gateway process to cover the construction and major refurbishment of buildings.

We also develop and implement tailored social value plans for clients, helping to ensure that we leave each community we work with in a better state than it was before, through improving residents’ quality of life and boosting local economies.

New building safety regulation system

Three steps to building compliance

This initial stage is undertaken prior to planning permission being granted. The Building Safety Regulator (BSR) will assess full plans, the fire statement and other documents to accept or reject the clients application, determining whether they can proceed to the next stage or not.

At United Living, we prepare any required planning application submissions with all key fire considerations made to support the required fire statement for submission.

The second stage will see a rigorous inspection of the design and construction process, ensuring that building safety is considered and regulations are adhered to, at each stage of the process.

We’ll secure building control approval through the BSR and provide information covering duty holder competence, golden thread building data and strategies to minimise risk during construction.

The final, and most important stage of the process, is the issuing of the Building Registration Certificate (BRC). The BSR assesses final submissions, undertakes necessary inspections, and issues a completion certificate. This allows the safety of future occupants to remain the highest priority, as construction comes to an end.

The planning for this stage starts at the beginning of the building control process, to ensure that a programme is in place to allow the collection of all necessary information, right from the start. This is the golden thread of building information, ensuring that accurate, up to date information is readily available to the building owner.

Fire safety compliance

Passive Fire Safety Remedial works

We provide expert fire safety compliance services, specialising in passive fire safety remedial works under building safety regulations. Our dedicated team ensures that all fire safety measures are rigorously implemented and maintained to safeguard both residents and property.

We carry out comprehensive fire risk assessments and remedial works, including the installation and upgrade of fire-resistant materials, fire doors, compartmentation systems and structural fire protection, to meet the highest safety standards.
