Securing the land

Our specialist team of land managers, designers and consultants work with our clients to secure new opportunities through effective planning, consultation, and collaboration.

We have the skills to source new land opportunities appropriate for residential development, and in the right locations. Once a suitable opportunity is identified, we negotiate and progress the legal purchase of the site, within the appropriate financial parameters.

We pride ourselves on how we deal with land and land owners, and we are always monitoring opportunities for new development sites. Through our in-house expertise, we are well placed to maximise land value, on both greenfield developments or brownfield regeneration sites.

Our approach

At United Living, we have flexible procurement methods and are able to purchase small or large parcels of land with, or without planning permission. Our approach includes:

We have the funds available to purchase sites and promote the land through the planning system, in order to achieve the very best value for our clients.

Our process

Our experienced technical team is responsible for designing our sites, in accordance with local housing needs, and national and local government policies.

After undertaking the necessary site investigations and enquiries to ensure that the scheme is designed to accommodate any abnormal site conditions, the most cost effective and appropriate engineering solution is undertaken, incorporating ground conditions, site topography and services.

We’re experienced in overcoming obstacles, including contaminants, and split levels, and adept in overcoming them with commitment, creative thinking and innovative design.
Before finalising our development, we undertake public consultation with local communities to establish their views and opinions. This also serves to inform local residents of our intentions, and often results in local support, particularly where the homes are for local people.

A planning application reflecting the size and tenure of house types will then be progressed jointly with the local authority, supported via the use of external architects and consultants
